How to Tell That You Need a New Roof

Your roof is the most important component of your home. If you know that you need a new roof, it is never a good idea to delay. But sometimes, you aren’t sure if it’s time to replace your roof. If you are wondering whether you need to call a roofing professional, ask yourself these four questions. If the answer to any of them is yes, call a roofing professional to perform an inspection.

1. How Old Is the Roof?

Nothing lasts forever, and that includes your roof. Rain, hail, snow, wind, and sun all cause wear and tear to your roof. An average asphalt shingle roof lasts from around 20-25 years. Neglectful maintenance can cut the lifespan short, and great roof care can extend the life of the roof.

Roofs made from architectural shingles or other roofing materials cost more, but also have a longer lifespan. If your roof is approaching twenty years old, it’s probably time to start budgeting for when you need a new roof.

2. What Do the Shingles Look Like?

A healthy roof has shingles that lay flat against the roof deck. Each shingle should be intact and securely attached. If your roof has shingles that are warped or cracked, this is a sign that you may need a new roof. Asphalt shingles should not curl, buckle, or crack. Also, if shingles are missing entirely, it could mean the roof needs to be replaced. It’s best to have a professional assess its condition if you see any of these signs you need a new roof.

3. Have You Found Granules In the Gutters?

Last time you cleaned your gutters, did you see what looked like tiny pebbles in the gutters and wonder what they were? When a roof is coming to the end of its life, the shingles begin losing their granules. The granules help your shingles shed water and protect them from the sun’s UV rays. Finding granules in the gutters or around the perimeter of the house is a sign that you may need a new roof.

4. Can You See Daylight In the Attic?

Go into your attic on a sunny day and look up. If the sun is shining into your attic in any area, that isn’t a good sign for your roof. If the sun can get in, that means water can too. Keep an eye out for water stains in your attic. Water intrusion and leaks are signs that you need a new roof.
